Egress Window Installation
Egress Window Installation in Winnipeg
If you’re planning to add a legal bedroom to your Winnipeg basement, you need an egress window. Under Manitoba Building Code, any room below grade intended for sleeping must have an emergency escape opening of a specific minimum size. This isn’t a gray area — without a proper egress window, your basement bedroom is not a legal bedroom, period.
But egress windows do more than satisfy inspectors. They bring natural light into spaces that often feel more like storage rooms than livable areas. A well-executed egress window installation genuinely transforms the usability of a basement — and that transformation directly affects your home’s market value.
What Makes an Egress Window “Legal” in Manitoba
Manitoba Building Code requires that a basement bedroom window meet specific minimum dimensions for emergency exit. The opening (the clear space you can actually climb through) must be large enough to allow an adult to escape in an emergency. Your window company can confirm the current code dimensions, but in general terms: a typical basement hopper window does not qualify. You almost certainly need a larger opening cut into the foundation wall.
This is where the work differs from a simple window replacement. We’re cutting into the structural concrete or block wall of your foundation — which requires understanding how loads transfer through the wall, how to support the opening while work is underway, and how to seal the new assembly against Manitoba’s moisture and frost conditions. This is not a DIY project, and it’s not a job for a window company that doesn’t also understand foundation work.
Why Foundation Expertise Matters for Egress Work
Most window installers are not foundation specialists. They can set the window frame and seal the gaps, but cutting a new opening in a concrete foundation requires:
Structural header installation. When you remove concrete from a foundation wall, the weight of the house that was bearing on that section of wall has to go somewhere. We install a steel or engineered header above every new opening, transferring the load around the window to the remaining wall on either side. Skipping this step or doing it inadequately leads to settlement cracks directly above the new window — sometimes within weeks.
Precision concrete cutting. We use hydraulic diamond-blade saws to cut clean, square openings. Chipping out concrete with a jackhammer leaves ragged edges that are harder to seal and make proper window installation significantly more difficult.
Drainage and window well work. A below-grade window that doesn’t drain properly is a future water entry point. We install properly sized window wells with drainage stone at the base, sloped away from the foundation. If groundwater is a concern in your area, a drain line from the window well to your weeping tile or sump can be added.
Weathertight sealing. The joint between the new window frame and the rough concrete opening is sealed with multiple layers of waterproofing membrane and backer rod. This sealing is what separates a proper installation from one that starts leaking during the first winter frost cycle.
The Egress Installation Process
A typical egress window installation takes one to two days:
Day 1: Structural preparation, concrete cutting, header installation, and rough-opening cleanup. At the end of the day, the opening is temporarily weatherproofed.
Day 2: Window installation, window well setting, exterior drainage, and weatherproofing. Backfilling around the window well and final grading.
We work with your choice of window supplier, or we can source a code-compliant egress window unit for you. We handle everything else: the structural work, the concrete work, the sealing, and the drainage.
The Return on Investment
Adding a legal bedroom to a Winnipeg basement typically increases a home’s appraised value by more than the cost of the egress window installation. In Winnipeg’s housing market, the difference between a “one-bedroom with basement” and a “two-bedroom home” in a listing is significant. Buyers pay for bedrooms.
Beyond resale, many Winnipeg homeowners install egress windows to:
- Create a legitimate rental suite (which requires egress windows in any sleeping area)
- Set up a home office with natural light
- Provide emergency exit for a basement family room where children spend time
Cost of Egress Window Installation in Winnipeg
Most egress window installations in Winnipeg range from $2,500 to $5,500 depending on:
- Foundation wall material (poured concrete vs. concrete block)
- Wall thickness (older Winnipeg homes sometimes have very thick walls)
- Whether existing landscaping, decking, or retaining walls complicate the excavation
- Window well size and drainage requirements
